Investment opportunity with a certain je ne sais quoi

Living in the South of France has proved no obstacle to investing in property in the UK for Neale Roberts. With a wife and young family to support, while establishing his property finding business in sunny climes, he has used the services of Platinum Portfolio Builder to source and manage his growing portfolio in the North of England. Here he talks about how he came across PPB’s business opportunity and why he decided to use it. Matt Pigott interviews.

Why did you decide to use PPB?
I first came across PPB in February 2011, where I met the company founder, Nick Carlile, at one of his discovery days in the North of England. It appealed to me because I’m based in the South of France with my family, and PPB is set up as a way to help people like me invest, passively, in property.

But there’s more to it than that. I have my own property finding business in France, and I’ve been able to turn to Nick for advice over the last couple of years. He’s proved himself to be a stand-up guy who runs a very tight ship and has a watertight business model. What he says he will do, he does and that ethos runs right through the company. Nick and his team have made it very easy for my wife and I to get our first UK property portfolio going, and we’ve already decided that as soon as our first portfolio is complete, we’ll start another one using PPB again.

What else do you like about PPB?
I like the fact that roughly every six months, we get a call from them letting us know that they’re ready to remortgage one of our existing properties in order to bring a new one into the portfolio. Shortly after that, there’s a call from their recommended broker presenting the various mortgage options. After that, we get a call from one of the buyers telling us about a property they’ve identified that they’d like to put an offer on. I look at a picture, email them back to let them know I’m happy with their recommendation, which I always have been, and the next thing I know, I’m getting a series of emails along the lines of:

  • We’ve now completed on your new property
  • We’ve started the refurbishment
  • We’ve got new tenants in
  • Here’s your monthly statement

The fact that I don’t have to worry about anything is just brilliant. And the fact that they deliver on their promises every time, without fail, brings real confidence. Even the solicitors that we’ve used, all recommended by PPB, have been top notch. In fact, I don’t think I’ve ever even asked Nick a question since we made our initial investment.

So was building a portfolio using PPB an act of trust?
Not entirely. We didn’t go in with our eyes closed. It’s a relatively big investment up front. But there’s no point in looking purely at what you’re investing, you’ve got to look at what you’re getting back. In our case it was a portfolio of properties, sourced, bought, managed and tenanted through PPB. The company takes all of the worry out of your hands.

In short, the trust is there now because it’s been well earned. In the beginning, I did a lot of due diligence. I asked a lot of questions, and they were all answered to my satisfaction, either by Nick or by some of the other investors. I couldn’t find any negatives or reasons not to go ahead.

Now our portfolio generates an income. To have the assurance that there’s something being paid into our bank account each month means that I can focus on my property finding business in France without any major headaches back in the UK.

How is your portfolio coming along?
Right now our third property is being processed, which PPB secured for 25% below market value. It needed a new kitchen, new bathroom, new carpets, and it needed decorating. Most of the properties are like that to begin with. But PPB has a great team taking care of the refurbishments, and when they’re done, the properties are ready to move into.

The woman in our first property has been there since the day the refurbishment was finalised around 14 months ago. The tenants in our second property have been there for seven months.

Do things ever go wrong that you have to deal with, even though you’re overseas?
Of course, there will always be little things that go wrong, especially because some of our properties are that bit older. That said, I never have to do anything myself. Depending on the cost of the work, I might get an email from PPB saying they need my approval for some maintenance work a tenant has contacted them about. However, if anything that needs doing is for less than £100, I’ve given PPB carte blanche to go ahead and do it. They then adjust our monthly statement accordingly. I’m sure if there was ever a serious issue, Nick would ask the tenants if they’d like to speak to me directly, but so far that hasn’t happened.

So what are your plans for the future?
We know that when this first portfolio is complete, the income we get will cover our monthly living costs over here in France. I haven’t ever stipulated that I wanted an 8% yield from my properties, but I’m pretty certain that it’s around that or above that anyway, mainly because of the built in equity secured when the properties were purchased. Having that equity also helps in leveraging one property onto the next to build the portfolio. It’s an excellent business model.
